Vanity and Basin Installation in Lawnton
Fresh taps and a clean basin line lift the whole room, and vanity installation in Lawnton is licensed work that Lawnton Plumbing Services runs from set-out to leak test. Most bathrooms here were built between the 1960s and the 2000s, so every job starts with one question: does the new unit go where the old one sits, or does the layout change?

The showroom photo hides the plumbing. Tap holes, waste position, supply points and basin style all have to line up before the unit is ordered, and that check is where we start.
For a full strip-out, our bathroom renovation plumbing page maps the whole plumbing stage. The bathroom plumbing page lists every fixture job we run for Lawnton households.

Can You Fit a Vanity Yourself
No, at least not the plumbing side: hooking up the tap, the supplies and the outlet is regulated work, reserved for a licensed plumber in Queensland. Two categories cover nearly every job. Swapping a vanity or basin in its existing spot is minor work: the job belongs to a QBCC licensee, with no permit and nothing to lodge.
A brand-new basin, a second bowl in a double unit, or one shifted to a different wall, is notifiable work in a home that is already built. No council permit applies, but a Form 4 reaches the QBCC within 10 business days of completion.
Two situations need a check first:
Apartments
ask us whether the work is notifiable, because some apartment renovations are more complex and a council permit is required.
Rentals
written approval from the owner or property manager, recorded on Form 23, comes before any fixture is attached, and refusal should not be unreasonable.

What a Vanity and Basin Swap Involves
A straight swap comes down to four connections, all ours to make:
Disconnect
the old mixer and outlet come off first.
Supplies
hot and cold lines join the new tap, each through its own isolation valve, so the basin shuts off without the rest of the house following.
Outlet
the waste runs to the drain via a trap, whose water seal keeps sewer smells down the pipe.
Testing
every joint gets a leak test before we pack up.
Two product details decide whether the new unit goes in cleanly:
The waste fitting follows the basin
a pop-up or plug-and-chain outlet, joined to the overflow where the basin carries one.
Certified tapware only
a basin tap fitted here needs certification under the WaterMark scheme and registration with Water Efficiency Labelling and Standards (WELS). Without the WaterMark, we cannot lawfully install it.

Above-Counter, Semi-Recessed and Undermount Basins
Wall-hung and floor-standing are the two vanity builds, and the difference sits in where the weight and the pipework go. A wall-hung unit brackets to a wall framed to carry it, with the supplies and outlet set inside the wall at the right heights. A floor-standing unit takes its weight on the floor and hides the pipework in the cabinet, so a slow weep in there can stay unseen until the cabinet floor swells.
Basin mounts come three ways, and each changes the cut-out and the seal:
Above-counter
the basin perches on top of the bench.
Semi-recessed
the basin drops partway into the bench.
Undermount
the basin is fixed and sealed beneath, so the bench cut-out has to be exact.
Count the tap holes before ordering, too. One hole means a mixer; two mean pillar taps. A change of mind later means re-cutting the holes and re-running the supplies.
In a compact townhouse bathroom there is little wall to hide a re-cut behind, so the set-out gets confirmed on site before anything is bought. We apply the same on-arrival check on our shower repairs visits.

Why Vanity Quotes Differ
Four things move the price: whether the unit stays in the old spot, whether pipes have to shift, the tapware and fittings, and access. Notifiable work brings a Form 4 on top. The licensed contractor lodges it and pays the QBCC's lodgement fee, and that cost, with administration, may come back to you.
A fixed quote locks the price after we've inspected on site, so nothing gets priced blind.

Vanity and Basin Questions
Call (07) 3524 0766Do I need a plumber to put in a vanity at my place?
Yes, a licensed plumber has to do the connecting. The QBCC counts fixing or replacing basins, sinks and taps as regulated plumbing work, and basins never make its short unregulated list, so the connections are ours to do.
Is swapping my vanity minor work or notifiable work?
A swap in the same spot is minor work: we hold the QBCC licence, no permit is needed and no Form 4 gets lodged. A new, second or moved basin is notifiable work, which needs no council permit but a Form 4 to the QBCC inside 10 business days of finishing.
What is the difference between a wall-hung vanity and a floor-standing one?
A wall-hung unit brackets to a wall built to carry its weight, and the supply and outlet pipes sit inside that wall. A floor-standing unit takes its weight on the floor and hides the pipework in the cabinet, so a slow weep there can stay unseen for months.
How much does it cost to install a vanity in Lawnton?
Two things drive the price most: whether the supply and outlet stay put or shift, and the tapware and fittings the unit needs. A moved or second basin also carries the Form 4 lodgement fee, which may be passed on. A fixed quote settles the figure after we inspect on site.
Can a tenant replace a bathroom vanity in a Lawnton rental?
No, not without approval in writing first. Form 23 records the sign-off from the landlord or agent before a fixture is attached, and the request should not be unreasonably refused. Line up that approval before ordering the unit.
